REAL ESTATE TRAINING in Switzerland

Master the keys to the Swiss property market and develop your career with practical skills.

Training objectives in Switzerland

Each module is designed to effectively build your skills, enabling you to quickly master the responsibilities associated with a role in the Swiss real estate sector.

Fundamentals of the property sector

This module will give you a clear and structured overview of the Swiss property sector. You will understand how the market works, the roles of the various players (owners, tenants, property managers, co-owners), and the major trends driving it. It will also enable you to master the concepts and vocabulary essential to any activity in the property sector. You will learn how to read and interpret an extract from the land registry, understand the tax implications of property ownership, and gain a better understanding of the tax issues involved in a transfer or inheritance. This theoretical foundation is essential for any professional activity in real estate.

Legal and regulatory aspects

This module will enable you to master the legal basics essential to property management, particularly in relation to tenancy law and condominium ownership (PPE). You will learn how to identify the rights and obligations of landlords and tenants, draft or analyse a tenancy agreement, and manage the main types of disputes. You will also learn how to organise and administer a PPE, interpret its regulations and conduct a co-owners' meeting. This module will also enable you to effectively manage disputes and legal proceedings related to unpaid rent, by learning about the legal steps to take and the tools available for conflict prevention.

Administrative and technical management of buildings

This module will help you understand the technical and administrative management mechanisms of a property. You will learn the basics of ensuring proper building maintenance, monitoring work, handling claims and collaborating with service providers. It will also give you the skills you need to keep track of a building's accounts: preparing budgets, managing expenses, drawing up statements and reading simplified financial statements. By the end of this module, you will be able to take on key tasks related to the day-to-day management of a property portfolio, whether in a rental or co-ownership context.

Financing and property valuation

This module will enable you to understand the economic and financial logic behind a property development project. You will learn how to identify the types of financing available, calculate borrowing capacity, assess financial risks and communicate effectively with banks or credit institutions. You will also learn how to analyse a property's return on investment, apply different property valuation methods and advise owners or investors. This module will give you the keys to understanding the issues of profitability and financing in the context of property management or development.
